Property developer HBD has appointed CBRE to seek a forward funding partner for Neighbourhood, a 414-unit BTR scheme in Birmingham.
Located in the sought-after Jewellery Quarter, the £140m development secured detailed planning consent in March and is billed as one of the city’s most exciting new schemes.
It will see the regeneration of a key 2.6-acre site in an area named one of the UK’s coolest new neighbourhoods, creating a mix of one, two and three-bed apartments alongside a double-height winter garden, urban greenspace and some of the best amenities in the city.
Residents will enjoy private gardens and roof terraces, social spaces, a gym, lounge, work from home areas and a dedicated concierge.
The circa 6,100 sq. ft. commercial element is also an important aspect of the scheme, with a carefully curated mix of independents nestled within landscaped gardens.
CBRE is seeking a forward funding partner for the delivery of the scheme over a 30-month build programme, with PC anticipated in Q3 2026.
Birmingham is a key focus for HBD as it grows its development pipeline and its investment portfolio across the UK. The Birmingham City economy is forecast to grow 16.9% over the next 10 years according to the UK Powerhouse Report.
Part of the Henry Boot Group, HBD is one of the country’s most active developers. It is underway with several large-scale, high-profile urban regeneration schemes across the UK. It is best known for Kampus, a £250m multi-award winning scheme that saw the creation of Manchester’s newest neighbourhood.
Neighbourhood is HBD’s second high-profile residential project in Birmingham’s Jewellery Quarter, with Setl, a 102-unit scheme, already well underway.
